Technical Specifications.

All Kolelibas have timber structure and roof, wall and floor insulation. Ventilated façades and roofs are used to keep the house cooler in summer and less prone to moisture and condensation in winter.

Details

Tiny Houses Structure

Our houses have timber structural skeleton. We use high quality timber, certified for building purposes /KVH, C24, FSC certified/.
  • Structural skeleton made out of 60x40mm or 50x100mm timber studs
  • 9mm waterproof plywood between trailer and timber structure
  • 21mm plywood sub-floor layer
  • 18mm plywood roof substructure

Façades & Roof

All our houses have ventilated facades and roofs which aims at keeping the house cooler in summer and less prone to moisture issues and condensation in winter.
  • Double grid ventilation batten system on walls and roof, using 20x30mm studs
  • Anti-insect net at the façade bottom
  • Perforated ridge roof elements
  • Spruce cladding, FSC certified, oiled with linen-based oils, front and back, different board types available
  • Standing seam metal roofing system, RAL color of choice, gritted texture for extra durability

Glazing

All Koleliba gazing is thermally insulated. Glazing for Koleliba:
  • On tiny houses - thermally insulated aluminium glazing ETEM, double glazing,  textured paint, RAL colour – sliding and hinged options
  • On mini and glamping pods - PVC Gealan profiles, double glazing, anthracite colour – hinged only options
  • Mosquito nets available

Insulation

Insulation is a key element in every building, so we take it seriously. Here is what we use for insulation:
  • On the exterior side of structure - DuPont Tyvek Solid breather membrane system
  • On the interior side of structure – Knauf LDS vapor barrier
  • Thermal insulation – Knauf/Fibran rockwool, min 50kg/m3, 0,035 W/mk
Note: Other types of thermal insulation are available upon request.

Installations

Our houses come with individually designed, high-standard electrical and light fittings, plumbing and heating and installations. The typical istallations include:
  • Plumbing - PVC pipes and fittings, external cold water inlet, sewage PVC piping. External connections are made on site.
  • Electrical - fire resistant cabling throughout, BG compliant fuse-board, external electrical connections
  • Switches, sockets – TEM brand. White, cream or mat black colors available.
  • Lighting – as per approved electrical plan: ceiling lights – spot or track lighting, bedside lights, LED strip lights built in furniture pieces, damp-proof bathroom lights, damp-proof façade light.
  • Heating/Cooling – we could offer different heating sources such as air-conditioning, electrical radiators, infrared heating, wood-burning stoves and pallet stoves etc.
  • Gas installation – Usually gas installation is needed when the house is going to be off-grid. Typically, we include a instant heating gas boiler, gas hob and in some cases gas heating.
Note: Regional specific requirements are taken into account and are agreed if necessary.

Interior

Our tiny houses are clad in sheets of birch plywood. The interior generally features the follwoing materials:
  • Walls - 6mm birch plywood, treated with linen-based oils /semi- transparent colors are also available/.
  • Floors – 14mm technical parquet with 4mm oak upper layer or Arbiton LVT/SPC laminates

Bathroom & WC

Our houses come with fully fitted bathrooms with a wash basin and hydroinsulated shower area and a compost WC. This is what we can offer:
  • Seamless rubber liquid insulation for protection in wet zones
  • In-shower niche and behind basin unit – Dumapan PVC tiles
  • Shower tray
  • 8mm glass shower partition with rubber seals
  • Shower, column type – chrome or mat black
  • Basin with faucet and cabinet under
  • Ventilation – natural through window or via ventilator

Furniture

We offer bespoke cabinetry to use the space in best way possible. The built-in furniture design is made by our architects and feels like a continuation of the interior. The following options are available:
  • Bespoke plywood furniture – 18mm birch plywood fronts and visible sides, white chipboard where not seen
  • Blum mechanism
  • 8mm glass shower partition with rubber seals

Appliances

We only use high quality energy-saving EU compliant appliances:
  • Liebherr fridges
  • Eurolux stoves, hobs, kitchen extractors
  • Electric boiler – Ariston Velis Evo, 60 or 80l /If off-grid – instant heating gas boiler/
  • Sink and faucet in the kitchen – composite stone

Textiles

To fully finish the house we offer industry standard interior textile solutions to complement the interior. Some of the main textile options available are:
  • Linen curtains and/or roller blinds
  • 'Sleepy' memory foam mattresses and bed frames

Off-grid solutions

We could design your house to function off-grid without compromising on your comfort. In order to get local warranty, maintenance and on-going support we advice you to look for off-grid solutions locally. We could provide the necessary space and leave waiting connections to ease the process. Here are some of the most commonly used ones:
  • Victron based solar system with solar panels, sized according to consumption of tiny house and location.
  • Petrol generator to back up the solar system, if necessary.
  • Water tanks, pumps and filters system to connect to water source.
  • Grey water filtration system or grey water tank.
Note: Off-grid solutions require a certain level of understanding and some operation in place in order to use them optimally.

Trailer Types.

We offer houses built on park trailers suitable for larger and heavier houses that would be seldom moved, and mobile trailers for smaller and lighter houses that would be moved more often.

Park trailer – Koleliba

Customizable trailers, made for heavier and/or wider houses, which ensure that weight of the structure is properly supported. Usually, park trailers are more budget-friendly than the mobile ones.
  • Custom-made steel frame trailer, anti-corrosion black paint, spray-painted
  • Removable draw bar for safety and aesthetics
  • 4/6/8  adjustable supporting legs, 2 axles, 4-wheel hubs, 1 coupler, 4 rims - spray painted in black to match trailer
  • 4 extra strong cargo tires
Note: Park trailers are not allowed to go on public roads so the tiny houses are transported to their location via trucks. The trailers are used for local positioning only.

Mobile trailer – Vlemmix

Hit-the-road trailers from the best known brand for tiny houses building. Houses built onto Vlemmix trailers should be up to 3,5 tons and follow all the local and EU road restrictions for width, height and weight.
  • Legislated trailer /EC Certificate of Conformity, Tüv Süd, ISO 9606-1/
  • Knott axles with waterproof bearings
  • Stainless steel brake cables
  • Waterproof LED light on the side
  • Chassis completely welded and galvanized both on the inside and on the outside
  • Heavy folding nose wheel
Note: A lot of the tiny houses if well-insulated, fully-furnished and offering some off-grid features will exceed the 3.5 tons weight allowance. On average a 7.8 meter house in its bigger dimesion, together with all the equipment, would weigh somewhere between 4 and 4.5 tons.

As we only build with high-quality materials and with advanced technologies, we can offer you a warranty for up to five years on the various aspects of your tiny house. Here are the main warranties included with your Koleliba build:

5 years on:
  • Timber structural skeleton of the house
2 years on:
  • Park and mobile trailers
  • External cladding
  • Roof
  • Breather and vapor control membranes
  • Aluminum/PVC windows and doors
  • Flooring and internal cladding
  • Installations such as plumbing, electrical, HVAC, when made by Koleliba.
1 year on:
  • Interior furniture /Note: Warranty does not refer to varnish scratches, improper handling and poor maintenance/

For all third party equipment, item’s own warranty issued by the manufacturer is valid. We offer maintenance guides for each piece of equipment with your tiny house, so you are prepared and can take the best care you can.

Notes: In general, warranties do not cover for damage and unauthorized third party actions, improper handling, poor maintenance, and standard usage wear and tear.
