Do I need planning permission to park a Koleliba on my land?

Answer
It could be a one-off house project or a whole glamping site to develop. We have a devoted engineering team, which is lead by our co-founder arch. Hristina Hristova. Her designs have been internationally published and she has won international architectural awards, so leave it in her hands to make your ideas even greater.

What is the typical production time?

Answer
When you choose amongst one of our standard options, typical production time is 3 months. Please bear in mind that lead times may occur as and when your requirements change. If you opt in for a bespoke design it usually takes about 4-6 weeks to design it and then another 3 months to produce it. Check out our Bespoke Koleiba page for more information.

Could you build a Koleliba that is not on wheels?

Answer
Yes, we could use ground screw foundations as well. In this case for the delivery you will need a crane to position the house. Take a look at our trailer types for more information.

What is the largest tiny house you could build?

Answer
The biggest tiny we could build is 3 x 10 meters, which provides 30 m sq of space – two bedrooms, living/dining area and a bathroom. If you are interested in a larger size please take a look at one of our modular design projects for more information. They arrive in pieces that could exceed the 30 m sq limit and also allow for a different layouts – L- shaped or U-shaped cabins.

Where do you deliever tinies to?

Answer
Our tiny houses are delivered in EU mainland, although we managed to deliver some of our houses on islands using ferries. If your delivery case is more specific please book a consult with us to discuss it in detail.

How are your tiny houses delivered?

Answer
Usually, our tiny houses are delivered onto specialized trucks for oversized loads. This is our preferred method as it is the safest. We do make cargo insurance and take responsibility for the safe loading process on our side. Find out more information about the delivery process on our Delivery & Installation page.

How are the transport costs calculated?

Answer
We need an exact delivery address to get you a quote for transport. Just as a rough estimate a delivery to Germany is about 3500 Euros, to France between 3500 and 4500 Euros, and to Austria – about 3000 Euros excluding VAT. Bear in mind that delivery prices fluctuate with the change in fuels prices.

Could we come and visit one of your houses?

Answer
At present we have 2 sample pods you’re welcome to take a look at. One is in our workshop in Ruse, Bulgaria and the other in Karderatz, France where a trusted Koleliba partner would be happy to meet you and give you a small guided tour. If you would like you can book a sample visit to one of those locations.

What is the typical finishing level of your houses?

Answer
Typically, we sell our tiny houses fully finished an fully furnished – the way you see them in the images on our website. They are ready to move in right after the installation process is over. Of course, some alternative arrangements could be made, so that we leave you the interior entirely to you, which would result in a reduction in the price.

Could your houses have a different function other than living?

Answer
Our tiny houses could be used for offices, hotel rooms, yoga studios and many other purposes. We have even  made a wine-tasting rooms on wheels. The possibilities are endless and we are always eager to take up challenging projects with new applications.

Why do you offer houses on park and mobile trailers?

Answer
As regulations vary from country to country, we keep both options available. The park trailer houses cannot be toured onto the roads but could be larger. A park trailer is also cheaper than a mobile one. The mobile trailers we use are Vlemmix, and houses up to 3.5 tons could be built on them and toured after an SUV or a tractor. Do you offer bespoke solutions?

Answer
Yes, we do. We have a dedicate team of architects and engineers that could assist with the design process and turn your ideas into reality. Check out our Bespoke Koleiba page for more information.

Do you offer off-grid solutions?

Answer
Yes, we do. We could offer you waterless toilets to avoid the need of a sewage system. We also assist with setting up a grey water purification system. 1 ton clean water tanks could be installed under the bed. A solar system is specifically sized for the typical use of your house. As each case is specific the details are clarified and a separate offer is made. Take a look at our Technical Specifications page for more information.

What is the heating system in Koleliba houses?

Answer
Depending on the requirements and the available resources, we could offer underfloor heating, electrical convection heating, infrared heating, air-condtioners or wood burning stoves. So your options are more or less what is available for use in general housing projects. Take a look at our Technical Specifications page for more information.

How is cooling of the houses set up?

Answer
In general, the good insulation and ventilated facades/roofs help with the microclimate in the house and prevent it from heating up too quickly in summer and cooling down too fast in winter. In addition, a ceiling fan could be installed or an air-conditioning system built in. Take a look at our Technical Specifications page for more information.

What happens when temperatures go steady below zero?

Answer
The installations inside the house are thermally protected and are not expected to freeze. However, there are a few crucial things to be considered to ensure smooth all-year-round usage of the house. First, make sure all pipe connections to mains are also well insulated, run water pipes in the ground at least 80cm down from the surface to prevent them from freezing. If you have external water tanks, insulate them very well. Keep the heating in the house on at a low setting even if you are not in the house.

Do we need to prep the terrain before installation?

Answer
It is good practice to have the land levelled out before installation. We recommend that a layer of gravel is poured onto weed protective membrane to ensure no grass will grow under the house once parked.

What is the maintenance of a house on wheels?

Answer
We have a small manual that comes with your Koleiba to guide you through the maintenance process. The main points in it are to take care of the trailer and make sure all its parts are operational; to re-oil the exterior of the house if necessary /usually every 3-5 years/, and inspect the roof and clean the gutters especially in autumn if there are trees around.

Do you do the installation on site?

Answer
Normally we don’t. We load the house onto the truck and you need to be prepared and awaiting the house at your location. However, we assist you with information in advance on how to get prepared for this event. The unloading of the house is usually done with a tractor or an SUV. Then the installations are connected and soon you are ready to move in. We have an installation manual available to help out this process.

Do you offer after-sale support?

Answer
We are always here to help and assist in your tiny house journey. We use BIM /Building Information Modeling/ so we have the details for your house at hand at all times – whether it is a shelf you want to install or you need to replace a shower head or need a recommendation on exterior oils - we are one email away.
